Our strategy
Infill Revitalization
Cornerstone Realty Capital acquires and operates infill residential and commercial real estate that possess a unique opportunity for repositioning into a vibrant and more dynamic use for tenants, owners, and the community.
Target Markets and Property Types
We target middle-market ($5MM to $30MM) residential and commercial properties located in the Western U.S. and Texas. Property attributes include underutilization, mismanagement, and functional obsolescence located in densely populated submarkets near heavily used transit corridors.

Carlos Valdivia
Carlos is the founder and President of Cornerstone Realty Capital and is responsible for management of the firm’s operations. He has over 25 years of institutional residential and commercial real estate experience encompassing acquisitions, asset management, and finance. During his career Carlos worked at Tokyu Land where he grew the mu
Carlos is the founder and President of Cornerstone Realty Capital and is responsible for management of the firm’s operations. He has over 25 years of institutional residential and commercial real estate experience encompassing acquisitions, asset management, and finance. During his career Carlos worked at Tokyu Land where he grew the multifamily portfolio to over $1.2 billion, Prologis overseeing industrial acquisitions in the Pacific Northwest, JPMorgan Chase, and PriceWaterhouseCoopers.
Carlos holds a BA degree in Economics from Stanford University and an MBA from Stanford’s Graduate School of Business. He is a member of the Urban Land Institute (ULI), the National Association of Industrial and Office Properties (NAIOP), and is a former Certified Public Accountant.
